Skagit County Property Tax Assessments for Anacortes

An interesting article just appeared on GoSkagit.com about the recent Skagit County Tax Assessments.

The Skagit County Assessors’ postcards announcing new Anacortes property values are arriving in the mail and are causing a lot of talk around Anacortes.¬† According to the Skagit Valley Herald (GoSkagit.com), the Skagit County Assessed Values of Skyline homes will most likely be about 5% lower in the Skyline area, but the value for the rest of Anacortes homes will not be less.

When do Anacortes home owners need to pay their Skagit County Property Tax?

Property taxes are due when billed (mid-February), however there are two final dates by which tax payments must be received – April 30 for first half payments, October 31 for second half. If tax is less than $50.00, the full year must be paid by April 30.

Why did property taxes for Anacortes Homes increase when the home values have gone?

Anacortes was not physically inspected this year so Skagit County used a cost estimator which takes into account the Anacortes real estate market from Aug. 1, 2007 to March 31, 2008.

Anacortes real estate was physically inspected in 2007 and its assessed value went up nearly 20 percent (increasing from about $4.342 billion to about $5.275 billion.  The increase of assessed values of Anacortes Homes was an accumulation of what happened over the past few years in the Anacortes real estate market.

Anacortes property will be physically inspected again in three years.  The slowing in the Anacortes housing market won’t be reflected until next year’s assessment cycle (the 2010 tax cycle).

 Senior Citizen Exemption & Deferral Programs:

If you are over 61 years of age and/or disabled, you may be eligible for a senior citizen exemption. There are A, B and C exemptions depending on level of income. If your combined family income is less than $35,000 you may apply for an exemption through the Skagit County Assessor’s office at 360 336-9370. Exemption applies to the primary residence and land on which it sits, up to one acre.

IF THE ASSESSED VALUE OF YOUR LA CONNER OR ANACORTES HOME INCREASED, IT DOES NOT MEAN THAT YOUR TAXES WILL GO UP.  Skagit County Property Taxes are budget based so taxes are increased as the budget increases.
