2017 Real Estate Market Predictions

Our crystal ball was pretty clear last year!  Predictions for 2016 (written December 2015) for the real estate market were:

  • New home sales will increase as a percentage of sales. ¬†‚Üź We were right
  • ¬†Homes priced right will receive multiple offers. ‚ÜźWe were right
  • Sellers will hold off moving¬†until they find the home they want to purchase. ‚ÜźWe were right
  • More regulations will cause longer closing time frames . ‚ÜźUnfortunately, we were right

2017 is a little more challenging to predict as the impact of the new administration on the housing market is not fully understood.  However, we are willing to make a few predictions for the real estate market.

Feds will raise rates at least .5% by the end of 2017, perhaps more, in at least 2 increases. This will put more pressure on the first time home buyers.  If you plan to purchase using financing, this is time to buy! Contact a home mortgage lender to find out what you need.

The Puget Sound region will continue to outperform the National market. There will be a shift in living trends in the Seattle area – small units or shared housing will grow in popularity.
A second home in a relaxing environment such as Skagit, Island, or San Juan Counties will be increasingly desirable for those that can afford such a luxury.
Overall prices will increase. Those products that have a higher demand will increase at a higher percentage rate.
The value of pre-owned homes will be impacted by new construction in particular product niches.
The market was even stronger than we predicted.  The population of Skagit and Island Counties increased based on job creation and an exodus from Snohomish and King Counties for those looking for a better quality of life.  The military influx of additional squadrons at Whidbey NAS put pressure on entry level and mid range homes in both the Oak Harbor area and Anacortes.  The shortage of housing caused prices to increase at a higher rate than expected for home in those price ranges.

Home trends that are expected to be popular next year include a continued desire for open floor plans, large garages, lots of storage/closet space, neutral colors and energy efficient homes.¬† What used to be a ‚Äúsmart home‚ÄĚ (i.e. the ability to control heating or lighting from your phone) is the norm for newer homes.¬† First floor master suites, always popular with baby boomers, are becoming more popular with Gen-X buyers. ¬†Formal dining space is not needed, but casual dining space must be large enough for entertaining.

4 DIY Projects for a ‚ÄúGreener‚ÄĚ Home¬†

Going ‚Äúgreen‚ÄĚ is gaining popularity every year. A high percentage of home builders and contractors¬†are already building “green” and energy-efficient¬†homes¬†and expect to continue to do so in the future. Making your home ‚Äúgreen‚ÄĚ may actually make your home more appealing to potential¬†buyers. ¬†Did you know that home buyers are not only continuously¬†interested in energy-efficient homes, or homes with¬†“green” features, but they are also willing to pay more for them? Even if you‚Äôre not ready to sell your home¬†this year,¬†going ‚Äúgreen‚ÄĚ is environmentally conscious and at the same time it may also help you save money on your monthly energy bills!

1. Bamboo flooring

Thinking about putting in a hardwood floor?  Consider bamboo instead.  Because bamboo grows much more quickly than wood, bamboo is an ecologically friendly alternative to hardwood flooring.  It is an affordable product that is still just as durable, natural, and beautiful as wood.  Furthermore, bamboo is slightly more resistant to water damage than hardwood.

2.  Low-flow toilets and faucet aerators

It may be time to remodel your bathrooms.  If so, a low-flow toilet is more environmentally friendly than a traditional toilet, and is also a great money saver.  It can save up to four gallons of water per flush!  Want to cut your water use in half?  Aerators for your water faucets are another water-saving product.  They also happen to be affordable and very easy to install.

3.  Zero-VOC paint

Did you know that the paint in your home may contain chemicals called Volatile Organic Compounds, and that these toxic VOC chemicals evaporate over time into the air you breathe as you watch TV in the den, or cook meals in kitchen?  Replace the paint on the walls of your home with low or zero-VOC paints, which can be found at almost any paint or home improvement store.

4.  LED or compact fluorescent light bulbs

You may not know this, but incandescent light bulbs actually put out a lot more heat than they do light.  LED and compact fluorescent bulbs are an easy fix.  They fit into incandescent sockets, they’re much more energy efficient, and they last about ten times longer.

Choosing The Right Mortgage Lender

Are you ready to buy a new home in 2016? If you are like most people in the United States, it is very likely that you will need a mortgage loan to purchase your new home. Shopping around for a good loan is as important as finding your dream home. Finding the right mortgage lender takes time and research but in the end it could potentially save you thousands of dollars.

Asking friends, family and co-workers for mortgage lender referrals can be helpful but their experience may be limited to just one transaction.¬† Your local¬†Realtor¬ģ¬†should be able to provide you with names of lenders who have proven their ability to offer good rates, low fees and close loans on time.¬† This is crucial especially in today‚Äôs mortgage lending environment with the new disclosure requirements which can prove challenging.

Selecting a mortgage lender should be based on more than just the lowest rate. Gather a few rate quotes, and then follow up with some research and interviews before you choose the lender who is right for you.

Here are some questions to ask a potential mortgage lender:

How long have you been in the mortgage business?  How long have you worked for this particular lender? How many loans have you originated and closed in the last year?

Do you have any special expertise?  Whatever type of loan you are seeking, look for a loan officer with experience in that type of loan. Not all lenders excel in all loan types.

What is the interest rate and APR at ‚Äúpar‚ÄĚ?¬† Asking a lender to quote you an interest rate at ‚Äúpar‚ÄĚ means without any loan fee or discount points included to buy the rate down.¬† This allows you to compare the APR (annual percentage rate) of more than one lender and better judge the true cost of the loan.

What is your lock-in policy? Find out when and how you can lock-in your interest rate.  Does your lender require deposit to lock, is it refundable?  Do they provide you with a written lock-in agreement?  Can you lock your rate by telephone, email or text? How long will your rate be locked for?  What happens if the closing is delayed with regard to your lock-in term.

 Do you work with a lot self-employed borrowers?  If you happen to be self-employed this is extremely important.  The more complicated your tax return is the more vital this is.  How good are they at evaluating tax returns? Believe it or not, there are many loan officers who are not skilled at this.

A good loan officer will get you to the closing table in a timely manner. They will communicate with you throughout the process and make sure your rate lock is protected or extended if need be. When you find a good loan officer you will also be finding a lender that has competitive mortgage rates and closing costs.
