The inventory of homes for sale is at record LOW levels! Today, if there is a buyer looking for a one level home between $350,000-$500,000 in Anacortes, there are ONLY 2 from which to select.  2!

 

As a listing broker, my job is to get my sellers the most amount of money within the time frame that works for them with good terms and conditions.  Therefore, I carefully check the inventory for competition, and most often than not, we can significantly bump the price up.  This might not be the case in Spring when we typically have a glut of both pre-owned homes and new construction for sale.

Winter is officially here and with it a big opportunity if you are thinking of selling your home in Anacortes, WA or Skagit County.

The Holiday season is traditionally a time when real estate activity slows down and takes a break. Not this year! Right now there is very little inventory in the Anacortes and Skagit County area and buyers are frustrated with the lack of inventory selection.

With an abundance of pent-up buyers ready to jump, why wait until Spring? Homes scheduled to be listed in the market in mid-January and early February will most definitely take advantage of those buyers who are waiting for inventory. Homes listed for sale early in the year will have a lot less competition than in the Spring. The lower the competition, the better for sellers.

Right now there’s a pent-up demand for homes since there has not been any new properties coming into the market in the last few months and as a result, there will be a huge pool of buyers by the time we get to February.

When is the RIGHT Time to Sell Your Home?

According to National Realtors the level of unsold homes was 4.6 months in February. This means a home will sell in less than five months, a typical sale usually takes between five and seven months. Ready to sell? How to make sure your price is competitive

If you are considering¬†selling your home in Anacortes … how would you¬†determine the right selling price?

Setting the right price from the start is one if the key steps toward successfully selling your home. After deciding which real estate agent will represent you, (see tips on interviewing agents here) an important tool that your real estate agent will use is the Comparative Market Analysis.

A real estate agent gathers information to produce a comparative market analysis, or CMA, to determine an approximate fair market value of your home. The CMA, also sometimes referred to as ‚Äúcomps‚ÄĚ,¬†helps determine the estimated value of your property by comparing similar properties to your own.¬†Ideally, your real estate agent finds recently sold properties in your area of the same size and roughly same age and with the same number of bedrooms and baths. Price per square foot is also often used to account for differences in size between properties.

The CMA assists in establishing market value by comparing properties that have sold in the area usually within the past year, current listings, and pending sales. Your real estate agent then uses the comparable prices to figure out an estimate of the right selling price for your home. The asking price of your home will determine how many people will look at the property. The higher the price, the fewer potential buyers.

An experienced real estate agent will prepare a good CMA  that will tell you:

  • what homes like yours are actually selling for
  • how long it‚Äôs taking for them to sell
  • what the sale prices are in relation to the list prices

Anacortes/Skyline Real Estate Market Update

Looking Ahead to 2014…

I am often asked about the real estate market outlook for 2014.  Overall, I expect an even better real estate market than 2013 in Skagit County but whether or not you benefit, will depend on your circumstances. Here are my predictions for Skyline and Anacortes based upon numerous articles I have read from national and state economists, real estate specialists, national builders, mortgage lenders, and the other agents across the country.

1. Interest rates will stay low but will be slightly higher than they are now.  This will impact first time home buyers the most and anyone who is looking to leverage.

2. If the economy continues to improve in Western Washington, more homeowners in the greater Seattle area will be able move into our area and either telecommute or retire.

3. The second home market is in the infancy phase of a recovery as it is always the last phase of the market to recover.  We have just started to see second home activity, but those buyers will be more cautious than in years past.

4. 2014, like 2013, will be a year of short inventory in many market segments.  We experienced an inventory shortage especially in Skyline.  In 2014, I expect many Skyline homeowners will feel they have recouped enough of their equity and will decide to sell. Competition for these homes will be new construction so condition and staging the home will be more critical than ever (I provide free staging services for my listings).

5. Most Skagit County foreclosures are behind us so there will be fewer appraisal issues on homes in escrow than in 2013.

6. Our population will increase but the number of new homes in Anacortes will be less than the population increase.  We continue to see an increase in multi-generation living as kids can’t find jobs and senior citizens live with their children to help both parties benefit economically.

Anacortes – Skyline Real Estate Market Update

Most NW Markets Continue to Suffer from a Shortage of Inventory

What a difference from last year!  The Anacortes real estate market had 219 homes on the market in October 2011, while this October, Anacortes only had 183.  (Please see charts below).  Last year during the month only 20 homes went pending (a signed purchase and sale agreement) in Anacortes while this year, we had 35 homes go pending. The inventory in Skyline was down 41.9% vs. October 2011 while sales were up 50%.  (The chart labeled as Skyline).

We are often asked to predict the Anacortes real estate market.  The improvement in the real estate market has lead to more new home starts in Anacortes.  Since buyers tend to prefer new construction, I expect that we will continue to have pressure on pre-owned homes from the new inventory that is being built, but I expect there will be more homes sold in Anacortes in 2013 than in 2012, helping the pre-owned housing market.

If you are thinking of selling in 2013, there are some specific strategies that we recommend in terms of timing, staging, and pricing.  One of the most effective ways that a home seller can compete with new construction is to have your home in excellent condition, spotlessly clean, and professionally staged.  That is why we offer free staging services to all home sellers as part of our marketing services.

Anacortes – Real Estate Market Update

Local news is flooded with articles on how well the real estate market is doing in King County.  That is great news for the real estate market in Anacortes as many of those King County home   sellers will be moving to Anacortes.  Because we are a small market we tend to lead King County when sales soften, and lag King County when sales  improve.  But the chart below is likely to give you a lot of optimism for future of Anacortes Real Estate.

The chart below shows the % of sales by month based on the total number of all           transactions for the prior 12 months. This is for the total market and the % of sales by month which varies greatly by price range.

This chart shows the past 12 months: July through December 2011; January through June 2012.
