5 Mistakes to Avoid When Making an Offer

Making an offer for their approved amount – Buyers can prove financial strength by showing a pre-approval letter that does not have a set value on it. Having a pre-approval letter with the exact offer price on it when others are offering all cash can be a disadvantage.

Submitting a low offer – Submitting an offer that is too low and does not have data to support the numbers could offend the seller and turn them off from working with you to complete a deal.

Waiving inspection contingencies – If the inspection contingency is waived, you may lose your earnest money should you back out of the deal and having the home inspected before purchasing could save you money in the long run if there are any issues with the home.

Not presenting yourself well enough – Buyers need to take steps to ensure they look good in the eyes of the seller, so being nitpicky and pointing out every defect in the home could put you at a disadvantage if the home as multiple offers.

Last week we shared with you Part 1 of : “What to consider when buying a home”. We went over the first steps to take before looking for your dream home in Anacortes or Skagit County.  So now you found your dream home for sale and are ready to make an offer. Now what? Here is Part 2…

Making and Submitting an Offer

Once you’ve found your dream home for sale, your Jean Groesbeck & Associates LLC  real estate broker will  complete a purchase and sale agreement to make an offer to buy your perfect home.  We will walk you through financing, insurance, title and escrow companies, and all that goes into making an offer. Your real estate broker will then present the offer to the listing agent or directly with the seller in person if possible.  Once your offer is accepted, the purchase and loan process begins.

Escrow

A lot is involved in this step, but don’t worry. We’re here to help you!  This is when financing, home appraisal, inspections, and possible further negotiations occur.  You usually will sign closing documents prior to the day of closing at the escrow company of your choice. As closing day gets near, you will have begin to plan your move with ample time.

Moving

Moving is a process that often takes much longer than people expect.  Will you move yourself, or hire movers?  Will you be bringing every piece of furniture you own?  Make sure it will fit in the new spaces.  Consider having a yard sale!  Your real estate broker will give you moving tips and if available a checklist for moving. This will make moving so much easier and stress free!

Closing

On the day of closing you usually get the keys by 9 PM  unless something different is specified in purchase and sale agreement. This day you are officially a home owner and now it’s time to move into your new dream home!

Happy Father’s Day – Weekend


We hope that everyone had a great Father’s Day weekend!

Did you know …Father’s Day officially began in 1910 in Spokane, Washington? Yes! in our very own state. Sonora Smart Dodd proposed it as a way to honor her dad; the man who raised  6 children on his own. It is said that Dodd was thinking about how grateful she was for her father when she had the idea for Father’s Day. She decided it should be celebrated in June – her dad’s birth month.

The first father’s day was celebrated in June 19, 1910 in Spokane, WA but it wouldn’t be until 1966 when President Lyndon B. Johnson proclaimed the third Sunday of June to be Father’s Day.Six years later, President Richard Nixon made it a federal holiday.

Of course we don’t need Father’s Day to remind us that Dad will always be a girl’s first crush and a boy’s first hero but it is good to make it a little bit extra special once a year…right?
