5 Tips for a Successful Home Remodel

Now that spring is here many homeowners begin remodeling projects.  Everyone knows that is is a good idea to hire a professional remodeler, but it is also wise to consult with a REALTOR before you you start your plan.  Why?  It is always wise to remodel with an eye toward resale. Also make sure you stay in budget and do not over-improve your home for the neighborhood.

Here area few tips for planning a your home remodel:

1. Review your  list of home remodeling ideas with your REALTOR

2.  Set a budget and stick to it.  (This is the hard part)  Do the remodel in phases if necessary.

3. Get at least 2 and preferably three bides from professionals. 

4. Research the company!   Check the references, BBB, licensing  and background of the company you hire.

5. Agree on a contract.  Ask about warranties, time lines, what happens if the project is not finished on time, who pays for what and when, and will the person who are hiring be the one to do the work or someone else?  Ask to see the contract of all of the people you are interviewing.

 6. Research energy efficiency tax credits.  There are lots of great ones right now!

7.  Be patient!

Checklist for Hiring a Builder or Remodeler

Do your homework before having work done on your home.

Use this checklist to help you select a builder or remodeler to work on or build your home.

  • Does the builder or remodeler have a permanent business location and a good reputation with local banks and suppliers?

  • How long have they been in the building business? It usually takes three to five years to establish a financially sound business. Will they be around after the construction is complete to service any warranties?

  • Have you called your local Better Business Bureau? They can alert you to any complaints.

  • Does the builder/remodeler have sufficient workers compensation and general liability insurance? If not, you may be liable for any construction-related accidents on your premises.

  • Will the builder/remodeler provide you with names of previous customers? Ask them if they would hire the builder/remodeler again.

  • Have you seen the builder/remodelers work, both completed and in progress? Check for quality of workmanship and materials.

  • Are you able to communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

  • Will the builder/remodeler provide you with a complete and clearly written contract? The contract will benefit both of you. Review it carefully.

  • Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem.

Timing is Everything!


All home sellers want the most money for their home within the shortest time frame possible. How do you know what is the right price to ask for when listing your home for sale?

Timing is everything! Some real estate agents use the assessed value of the home as a basis for value. The assessed value of your home is not necessarily today’s market value. For example, Skagit County home values are only based on a drive-by viewing done once every four years!

What if you remodeled the interior of your home or added a room to your home? What if a neighbor’s tree was removed, improving your view? Or a neighbor’s tree now blocks your view? All of these have dramatic impacts on price.

Home staging also impacts the appeal of your home and pricing. Are you willing to do some staging? It has been proven that staged homes sell for a higher price, and in less time, which is why we offer all of our sellers free staging consultations.

Recent home sales impact the value of your home, but only if the right “comps” are used. Only homes of a similar age and style should be used, and if your home has been completely remodeled, then the “effective year built” could be used to determine the right comps to use. However, if only the kitchen was remodeled and the rest of the home is dated, then the actual year built is what should be used with an adjustment for the remodeled kitchen.

Current inventory of homes for sale with your amenities is a critical factor to consider, as is the absorption rate (how many months of inventory are on the market) and whether the inventory is growing or shrinking. The market price of real estate is always based on supply and demand, and demand is high in Anacortes currently while inventory remains low!

How much money you have put into your home does not always increase the value of your home. For example, if your home is in Anacortes and your neighbors with the identical home converted one bay of their double car garage to a family room and you have a two car a garage, your home is probably worth about $10,000 more, even though your neighbor has more money invested into his home.

Kitchen design trends are constantly evolving–and these days, with digital media giving homeowners a constant stream of inspiration, it seems like new styles are coming and going at an even faster rate. If you’re planning to refresh your kitchen in 2017, make sure it’s cutting edge be incorporating what are sure to be the biggest kitchen design trends for 2017.

Tuxedo kitchen cabinets: Mix up a kitchen’s color palette with Tuxedo cabinets.
